After nearly a month of buyer reservations during the Federal Government shut down period, the market is beginning to heat up. Federal employees are back to work and getting paid. There’ still residual waits with mortgage institutions, though catching up quickly as each day passes. Home inventory is good and Fredericksburg real estate buyers are starting to get active. I predict a warm winter buying season due to the buying pause and catch up phase.
I would like to offer some advice to assist you with your Fredericksburg Real Estate search. First and foremost, get an aggressive Realtor that will put you first. Get prepared. Contact your local lender and get pre-qualified. Have at least one percent of your offer amount in your bank account for the earnest money deposit. Request your Realtor set you up on a “Hot” search, obtain listings the second they hit the market. View listings on a real estate website that updates on a regular basis like www.fredericksburgagent.com to prevent getting your hopes up on homes already under contract. Get together with your family and decide on the important things you want to find in a perfect home like size, style, location, price and features. Getting these things addressed early will cut down on your search time.
